A new R82 padel and business centre is being built in Tartu: 7 courts, commercial premises and a children's playroom
A new large sports and business centre is coming to Tartu. R82 Padeli- ja ärikeskus, to be built at the Tammetõru 11/13 address, will bring padel, retail and service spaces, and a children's playroom under one roof.
The three-storey building will have a total of over 5600 m² of floor area and the developer KA Varad is investing over 8 million euros in the project. The padel centre will have seven courts, and according to the Padel+ website, the Tartu centre is scheduled to open in autumn 2026.
R82 padel and business centre: key information
Location: Tammetõru 11/13, Tartu
Building size: over 5600 m²
Floors: 3
Padel courts: 7
Developer: KA Varad
Builder: Mapri Ehitus
Investment: over 8 million euros
Padel centre operator: Padel+
Padel centre name: Padel+ Uus Maa / Padel+ Tartu
Planned opening of the padel centre: autumn 2026
Also includes: retail and service premises, utility facilities and a children's playroom.
Seven padel courts on two floors
R82's biggest attraction will be the new padel centre.
A total of seven padel courts are planned for the second and third floors. One of them is a so-called single court, intended for two players instead of the usual four.
The centre will be operated by Padel+. When unveiling the project, the company stated that the new centre is expected to become the largest padel centre in Tartu, as far as is known. There are also plans to offer padel lessons, and coaches will work at the centre.
The official Padel+ website already lists Tammetõru 11 as the Tartu location, together with the announcement “Opening in autumn!”. When registering for the company's 2026/2027 indoor-season children's training sessions, Padel+ Uus Maa in Tartu can also be selected as the training venue.
The centre will also have a children's playroom
One of the most interesting features of the new centre is the children's playroom, located next to the padel centre's amenity block.
This may also make the centre more convenient for families where one family member wants to train or play and the children come along.
Precise information about the size of the playroom, age restrictions or terms of use has not yet been published.
The ground floor will house shops and services
R82 is not just a sports centre.
The building's first floor, covering more than 2500 m², is planned for retail and service spaces. The commercial premises with glass façades can accommodate various shops, salons and service providers.
One of the first known tenants is Noto Tartu viimistlussalong, which was scheduled to begin operating in the centre in the autumn of 2026.
- According to information published in July, there were still vacant commercial premises in the building at that time.
This means that R82 may become not only a place where people come to play padel, but also a separate retail and service centre.
Location near the Riia maantee viaduct
The centre is located on Tammetõru tänav in the vicinity of the Riia maantee viaduct.
Padel+ also highlights the availability of a large car park as one of the advantages of the new club.
This is important for visitors travelling by car, as the padel centre is expected to serve not only Tartu residents but also visitors arriving from elsewhere in Southern Estonia.
The building itself will also have a look that differs from an ordinary business centre
The architecture of R82 uses a design inspired by local culture.
The building's façade design is based on the patterned belt motif of Tartu-Maarja parish, interpreted as a black, dark grey and gold grid.
The architectural part of the building was designed by HG Arhitektuur.
Thus, it is not merely a functional sports facility—the project has also sought to give the centre a clearly distinctive visual identity.
Could another business centre be built next to R82?
Yes, at least the building rights for it are in place.
According to information published by Tartu linna, along with the building permit for the first phase, building rights of the same scope have also been granted for another business centre.
However, this does not automatically mean that construction of the second building will definitely begin right away. The precise schedule for this project has not currently been publicly confirmed.
When will the R82 padel centre open in Tartu?
According to official information from Padel+, the Tartu centre is scheduled to open in autumn 2026.
The exact opening date has not been announced as of 19 August 2026.
Padel+ Akadeemia has already opened registration for children's training sessions for the 2026/2027 indoor season, and Tartu Uus Maa keskus is included among the available training locations.
Why is R82 an interesting project for Tartu?
R82 differs from a conventional sports club in that it brings several functions together in one building:
- seven indoor padel courts;
- training sessions and coaches;
- children's playroom;
- retail and service premises;
- large car park;
- the possibility of organising larger padel events and competitions.
If the project is completed as planned, Tartu will gain one of its larger new active leisure centres, as well as over 2500 m² of new retail and service space.
